After helping hundreds of buyers relocate to the South Carolina Lowcountry—and walking both communities with clients more times than I can count—I've learned that this decision usually isn't made by comparing amenity lists.
We tour both. We talk about what they noticed. And somewhere along the way, one community usually starts feeling more like home.
I tell my clients this all the time: sometimes it feels like the community chooses you.
Sun City Hilton Head offers established neighborhoods, golf, extensive amenities and more flexibility in how involved you want to be. Latitude Margaritaville Hilton Head offers a more immersive, resort-inspired lifestyle centered around entertainment, recreation and social activities.

Sun City Hilton Head stretches through the Bluffton/Okatie area, while Latitude Margaritaville Hilton Head is in Hardeeville. Both provide access to Bluffton, Hilton Head Island, Savannah, shopping, restaurants and medical care.
So I wouldn't make this decision based on the map alone.
The bigger difference is how you'll live once you get home.

It's one of those things that can sound like a small detail until you see people actually living that way. Then you start to understand how much it can change an everyday routine.

The architectural difference between these two 55+ communities near Bluffton is easy to see—and it's often one of the first things buyers react to when we're touring.
Sun City Hilton Head primarily offers single-story homes with traditional Lowcountry architecture and a broad mix of floor plans, lot sizes, ages and price points.

Latitude Margaritaville Hilton Head has a much more colorful personality, with coastal and Key West-inspired architecture forming part of the overall community experience.
I've had buyers know almost immediately which style feels more like them.
Depending on current inventory, buyers may find both new construction and resale homes when comparing these communities. Inventory changes frequently, so don't base your decision on what was available several months ago.
Both are major active adult communities in South Carolina, but their amenities create different lifestyles.
Sun City is one of the most established 55+ communities in the Lowcountry.
Del Webb currently highlights three 18-hole golf courses, more than 200 clubs and organizations, pools, fitness centers, restaurants, sports courts and a community dock on the Okatie River.
Residents can choose from golf, pickleball, tennis, softball, walking trails, arts and crafts, woodworking, fitness and many other activities.
The nice part is that you get to decide how busy you want to be.

Latitude takes a more resort-inspired approach.
Amenities include Fins Up! Fitness Center, Latitude Town Square, Paradise Pool, Latitude Bar & Chill Restaurant, Last Mango Theater, tennis, pickleball, bocce and entertainment and social activities.
Lake Latitude Club also includes a pool, fitness center, sandy beach and water trails for kayaking, paddleboarding and canoeing.
Here, the amenities don't really feel like an extra. They're part of the personality of the community.

Waterfront living is another significant difference.
Latitude Margaritaville offers Lake Latitude, where residents can kayak, paddleboard, canoe or relax around the water.
Sun City offers access to the Okatie River, including a community dock. That creates a more distinctly Lowcountry experience with marshes, tides, wildlife and river views.
In simple terms:
Latitude offers lake life. Sun City offers Lowcountry river life.
Neither is automatically better. It's about which one feels more like you.
If golf is a major part of your retirement plans, Sun City Hilton Head has the advantage.
Sun City has three 18-hole golf courses inside the community.
Latitude Margaritaville does not have a golf course inside its gates, although residents have access to numerous courses throughout the surrounding Lowcountry.

HOA costs are important, but comparing the numbers alone can be misleading because what's included differs.
For 2026, Latitude Margaritaville's published monthly HOA fees are approximately:
Fees are collected quarterly and include items such as common-area maintenance, amenities, gates, reserves and lot landscape maintenance. Check the official Latitude Margaritaville HOA fee page for current information.
Sun City works differently. Lawn care depends on the neighborhood, while HOA dues support services and amenities including security, roadway maintenance, fitness centers, pools and trails.

This is why I don't like comparing HOA numbers by themselves. I want buyers to understand what they're actually getting for that money—and what they'll still be responsible for.
Always verify HOA fees and responsibilities for the specific property you're considering.
This is where I think most buyers ultimately make their decision.
I can explain amenities all day long, but when I'm touring Sun City and Latitude with clients, I'm usually watching something else: how they react to the community around them.
Do they light up when they see people gathering around the amenities? Do they love the idea of having golf nearby? Are they looking for activity everywhere they turn—or do they want the option to step away from it?
Those reactions usually tell us more than a checklist ever will.
Sun City gives you flexibility.
You can spend a quiet day at home or fill your schedule with golf, clubs, fitness, classes, pickleball and social activities.
With more than 200 clubs and organizations, there are plenty of opportunities to get involved—but you don't have to participate constantly.
That's often what clicks with buyers when we're touring Sun City: they realize they don't have to choose between an active retirement and having their own space.
Latitude has a more immersive social energy.
Pools, entertainment, restaurants, recreation and community events are woven into everyday life. That makes it particularly appealing to buyers who want their neighborhood to play a major role in their social life.
When I'm there with clients who love that atmosphere, you can usually see it pretty quickly. They start picturing themselves at the pool, going to an event or meeting friends for dinner.
That doesn't mean Latitude is one nonstop party. You can have a peaceful lifestyle there, too. The difference is that activities and social opportunities are usually easy to find when you want them.

Sun City isn't a sleepy retirement community, and Latitude isn't one giant party. Both are active Lowcountry retirement communities offering very different ways to live.
Sun City generally works well for buyers who want golf, flexibility, established amenities and more choices.
Latitude generally works well for buyers who want an energetic, resort-inspired and community-centered lifestyle.
That's why I encourage buyers to experience both rather than choosing based solely on websites, Facebook groups or someone else's opinion.

I've toured buyers through Sun City who were convinced Latitude was going to be their favorite—and I've had buyers arrive thinking Sun City was the obvious choice.
Then we spend time in both.
We drive the neighborhoods. We look at homes. And instead of asking what looks best on a brochure, we talk about something much more useful:
What would a normal Tuesday look like here?
Eventually, one of them often says some version of:
“This feels like us.”
That's the moment I'm looking for.
You can compare HOA fees, floor plans and amenities, but eventually you're choosing where you're going to wake up every morning.
That's why I really do believe that sometimes the community chooses you.
