Hardeeville, SC Growth Update (2026): Southpoint, Latitude Margaritaville & Everything Being Built Along I-95

If you're thinking about relocating to the Bluffton area, there is one place you absolutely need to understand.

Hardeeville.

For years, many people thought of Hardeeville as the place you passed through on Interstate 95 on your way to Bluffton or Hilton Head Island.

That is changing quickly.

Drive east from I-95 along Highway 278 today and you'll pass new roads, construction equipment, expanding neighborhoods, planned commercial centers and some of the largest residential projects anywhere in the Lowcountry.

And naturally, my relocation clients ask me the same questions almost every week:

What's happening with Southpoint? When is the shopping coming to Latitude Margaritaville? When will Buc-ee's open? Can the roads keep up? And is there actually a plan for all of this?

Those questions are exactly why I started digging through planning documents, development agreements, engineering plans and public records for this update.

So grab a cup of coffee and let's take a drive from I-95 toward Bluffton, because Hardeeville SC growth is no longer something that's coming someday.

It's happening right now.

And if you're considering moving to Hardeeville SC or the Greater Bluffton area, understanding where this growth is happening may be just as important as choosing the house itself.

Hardeeville SC Growth Is Happening Faster Than Most People Realize

Let's start with the numbers, because they help explain why so much is being built at once.

According to the U.S. Census Bureau's latest Hardeeville estimates, Hardeeville's estimated population reached 16,459 in 2025, compared with a 2020 estimates base of 7,527. That's an increase of nearly 119 percent in only five years.

Zoom out to Jasper County and the numbers are just as remarkable. The South Carolina Department of Employment and Workforce reported in May 2026 that Jasper County grew 6.0 percent between July 2024 and July 2025, making it the fastest-growing county in the country by percentage during that period. That growth helps explain what you're seeing on the ground.

This isn't one subdivision being built.

It's an entire corridor changing.

Can Hardeeville Actually Keep Up With All This Growth?

This may be the most important question in the entire article.

And my answer is a little more nuanced than simply saying yes or no.

There is a plan. But that doesn't mean there won't be growing pains.

Traffic is not suddenly going to disappear. Construction isn't ending next month. And if you're buying in this corridor because you expect every future grocery store, restaurant and road connection to be completed immediately, you're probably going to be frustrated.

Large communities require transportation planning, water and sewer capacity, stormwater infrastructure, emergency services and commercial development. Those improvements often happen in stages alongside the residential growth. That's why we're seeing road projects, intersection improvements, healthcare expansion and new neighborhoods happening at the same time.

I always tell buyers to evaluate Hardeeville based on what exists today and what has actually been approved—not simply what someone says might eventually be built.

Future development can be a wonderful advantage.

It just shouldn't be the only reason you buy a house.

I-95 Widening and the New Exit 8

If you want to understand the future of Hardeeville, start at Interstate 95.

Construction is already underway on a major I-95 improvement project stretching from the Georgia state line to Exit 8. According to SCDOT’s I-95 project updates, the approximately $825 million project includes interstate widening, bridge improvements, and a full reconstruction of the Exit 8 interchange.

Exit 8 itself is being rebuilt as a diverging diamond interchange.

If you've never driven one, the first trip can feel a little strange because traffic briefly crosses to the opposite side of the roadway. But the design reduces traditional left-turn conflict points and is intended to move vehicles more efficiently through busy interchanges.

And Exit 8 matters for much more than interstate traffic.

Think of the interchange as four corners of Hardeeville's next chapter.

To the northwest: Hardee Station and Buc-ee's.

To the northeast: Novant Health Coastal Carolina Medical Center.

To the southeast: Southpoint.

And surrounding all of it are residential, commercial and transportation projects that will continue changing the gateway between Savannah, Hardeeville, Bluffton and Hilton Head Island.

Buc-ee's Hardeeville: It's Coming, But Not as Soon as Some Expected

Yes, Buc-ee's Hardeeville is still planned.

The travel center is part of the approximately 46-acre Hardee Station development on the northwest side of Exit 8. City planning materials describe Hardee Station as a mixed-use development with the large travel center plus the potential for future hotels, restaurants, retail and other commercial uses.

But here's an important update.

Earlier discussions around the project created expectations that Buc-ee’s could arrive in Hardeeville much sooner. But as of August 2026, Buc-ee’s official list of estimated future openings now places the Hardeeville location in 2031.

And Buc-ee's specifically says its estimated opening dates are subject to change.

So when a buyer asks me, “Missy, when is Buc-ee's opening?” I would not plan around a rumor or an older timeline.

Right now, 2031 is the company's published estimate.

What may be more important for homeowners is what Buc-ee's represents. A destination commercial anchor of that scale can attract additional restaurants, hotels and services to the surrounding interchange over time.

Southpoint Hardeeville: One of the Biggest Projects to Watch

Now cross to the southeast side of Exit 8 and you get to one of the most talked-about pieces of the entire Hardeeville retail story:

Southpoint Hardeeville.

The approved Southpoint planning area covers roughly 356 acres near I-95, Highway 278, and John Smith Road. According to Hardeeville’s Southpoint planning documents, the area is planned for a mix of residential and commercial development, including retail, restaurants, hotels, professional and medical offices, and other services.

Residential growth is also a major part of the plan. Hardeeville’s residential development pipeline lists as many as 1,420 residential units within the broader Southpoint planning framework, although individual portions of the project are still moving through the City’s development and approval process.

Here's where I want buyers to be careful.

A master plan is not the same thing as a tenant announcement.

Southpoint's zoning may allow grocery stores, restaurants, hotels, retail and medical uses, but that does not mean every concept shown on a rendering has a signed tenant today.

That's the difference between researching development and repeating rumors.

What we can say is that Southpoint has the scale and location to become a significant mixed-use destination at Exit 8. What we cannot do is promise exactly which stores will be there until those companies or developers make formal announcements.

Carolina Station: Thousands of Homes Are Coming

Continue east along Highway 278 and another enormous project comes into view.

Carolina Station.

Located on what was previously known as the Morgan Tract, Carolina Station is being developed as a roughly 2,600-acre master-planned community expected to include approximately 3,800 homes, along with parks, trails, recreational space and future commercial development. Construction and land development are underway, with residential sales expected to begin in phases.

This is where the scale of Hardeeville SC growth really begins to sink in.

Thousands of homes don't simply create demand for more houses.

They create demand for grocery stores.

Restaurants.

Doctors.

Schools.

Services.

Roads.

And everything else residents use during an ordinary Tuesday.

That's why buyers waiting for more Hardeeville retail should pay attention to residential projects like Carolina Station. Commercial development generally becomes more attractive as rooftops, population and traffic counts increase.

The Unnamed Development Across Highway 278 Just Got a Name (The Bowers)

There is another project that has generated plenty of curiosity because people can see construction but haven't seen a big community sign telling them what it is.

Across Highway 278 from Carolina Station, planning and property records reviewed for our original growth update show a residential project covering nearly 39 acres, with neighborhood amenities and a connected street layout.

What makes this one interesting is the conceptual plan. Streets carry names such as Meeting Street, Broad Street, Ellis Square and Jefferson Street, suggesting a layout influenced by more traditional Charleston- and Savannah-style neighborhood design.

But here's the part that matters:

We now know that The Bowers is a Built for Rent neighborhood of Townhomes and Cottages and will have some amenities.

This is one we'll continue watching.

Latitude Margaritaville: The Question Everyone Asks Is About Retail

Drive a little farther east and you'll reach one of the most recognizable communities in Hardeeville:

Latitude Margaritaville Hilton Head.

Despite the Hilton Head name, Latitude Margaritaville Hilton Head is actually located in Hardeeville, about 2.5 miles east of I-95 along Highway 278. You can learn more about the community, its amenities, and available homes on the official Latitude Margaritaville Hilton Head website.

And almost every buyer considering Latitude eventually asks me:

“When is the retail coming?”

Retail and mixed-use development have long been part of the broader vision near the community entrance. But as of this 2026 update, there still isn't a publicly announced construction schedule or confirmed lineup of tenants for a major retail center there.

That doesn't necessarily mean nothing will happen.

It means we need to distinguish between planned land use and active construction with announced tenants.

And this is another example of something buyers hear me say all the time:

Retail follows rooftops.

Latitude Margaritaville continues expanding, Carolina Station is developing nearby, Hilton Head Lakes and Four Seasons are adding residents, and other housing projects are filling the Highway 278 corridor.

The customer base is growing.

Latitude Is Also Expanding South

There's another piece of the Latitude story that I think could become increasingly important.

The community continues expanding southward, and planning concepts create the possibility for future connectivity toward Highway 46.

No firm timeline has been announced for a complete public connection, so I wouldn't buy a home assuming you'll be driving that route next year.

But from a long-term planning standpoint, it matters.

Better connections between Highway 278 and Highway 46 could change how residents move between Latitude, Bluffton, Savannah and other parts of Hardeeville.

And location within a large community becomes even more important as new gates, roads and phases are added.

Highway 278 and Argent Boulevard Improvements

Of course, none of this development means much if residents can't get in and out.

That's why the transportation work along Highway 278 deserves just as much attention as the houses.

The Latitude Boulevard/Hilton Head Lakes intersection has already received additional turn lanes and signal improvements.

Farther east, the Argent Boulevard and Highway 278 intersection is undergoing another major change. A traffic signal has been installed, turn lanes have been added, and SCDOT said in August 2026 that activation is planned for late 2026 once power, programming and the transition process are completed.

For anyone living in Sun City West, Riverton Pointe or East Argent, that's a meaningful improvement.

Will it magically eliminate traffic?

No.

But it gives us another example of infrastructure being added as population increases.

East Argent May Be One of the Most Important Growth Corridors to Watch

Turn onto Argent Boulevard and you begin seeing a different side of Hardeeville SC growth.

This isn't simply development along Highway 278.

It's the creation of an entirely new network of neighborhoods between Highway 278 and Highway 170.

Hardeeville’s long-term growth plans also include significant residential capacity within East Argent, where development is unfolding across multiple communities and phases. The City of Hardeeville’s approved development plans provide a broader look at how this area is expected to build out over time.

That area already includes or connects with communities such as Riverton Pointe, Twin Ponds, Retreat at East Argent and newer neighborhoods including Hunt Club.

It also includes one of the newest sections of Sun City Hilton Head.

The Sun City at East Argent master plan covers roughly 572 acres and provides for approximately 1,540 homes, along with amenities, trails, sidewalks and common spaces.

Healthcare Is Growing Along With the Population

One part of growth that sometimes gets overlooked is healthcare.

At Exit 8, Novant Health Coastal Carolina Medical Center already serves Hardeeville and surrounding Lowcountry communities. The hospital became part of Novant Health in 2024, and the health system has continued expanding specialty care and services in the Hardeeville area. For relocation buyers—especially retirees—this matters.

I can show you a beautiful house all day long, but eventually we need to talk about your real life.

Where is your doctor?

How far is the grocery store?

How difficult is it to reach the airport?

How much construction will you drive through?

Where will you spend most of your time?

Those questions often tell us more about whether a location is right for you than the countertops do.

So When Is All the Hardeeville Retail Actually Coming?

This may be the hardest question to answer because there isn't one date.

Different commercial projects have different developers, approval schedules, infrastructure needs and tenant negotiations.

Buc-ee's currently lists 2031.

Southpoint has extensive commercial capacity, but individual businesses still need to be announced and developed.

Latitude's surrounding retail remains part of the long-term conversation without a publicly announced construction schedule for a major center.

Carolina Station is reserving space for future commercial development as its residential population grows.

In other words, Hardeeville retail isn't one project. It's an ecosystem developing around thousands of new rooftops.

Some pieces will arrive sooner than others.

And that is why I would never tell a client to purchase based solely on a promised grocery store or restaurant.

Buy the location because you can live with what exists today.

Consider future development the potential upside.

What Moving to Hardeeville SC Really Means in 2026

If you're thinking about moving to Hardeeville SC, you need to understand that you're buying into an area in transition.

That can be incredibly exciting.

You may have access to newer homes, expanding communities, improving infrastructure and future services that weren't available here a decade ago.

But growth has tradeoffs.

There will be construction.

There will be road work.

Traffic patterns will change.

Views that look wooded today may look different five years from now.

And some planned amenities or commercial projects may take longer than expected.

That's not automatically good or bad.

It's simply part of buying in a fast-growing area.

I've helped enough relocation buyers to know that two people can drive the exact same stretch of Highway 278 and have completely different reactions.

One person sees construction and thinks, I don't want to deal with all of this.

Another sees the same cranes and cleared land and thinks, I want to get here before everything is built.

Neither person is wrong.

The important thing is knowing which one you are.

Is Hardeeville a Good Place to Live?

For many buyers, absolutely.

Hardeeville can be especially appealing if you want newer construction, access to I-95, proximity to Savannah and Bluffton, large master-planned communities or one of the area's popular 55+ lifestyles.

But I wouldn't tell every buyer that Hardeeville is automatically the right choice.

Some people want the mature trees and established neighborhoods of Bluffton.

Some want to be closer to Hilton Head Island.

Some want Old Town charm.

Others want a newer home and are perfectly comfortable watching the community grow around them.

Why is Hardeeville growing so quickly?

Hardeeville sits between Savannah, Bluffton and Hilton Head Island with direct access to Interstate 95 and large areas of developable land. Jasper County was the fastest-growing U.S. county by percentage between July 2024 and July 2025, while Hardeeville's own population has more than doubled compared with its 2020 estimates base.

When will Buc-ee's Hardeeville open?

As of August 2026, Buc-ee's official website lists 2031 as the estimated opening year for its Hardeeville, South Carolina location. Buc-ee's notes that estimated dates are subject to change.

What is Southpoint Hardeeville?

Southpoint is a large mixed-use development planned near I-95 and Highway 278. The planning framework includes residential development along with commercial uses such as retail, restaurants, hotels, offices and medical services. Individual businesses and components will develop in phases rather than opening all at once.

When is retail coming to Latitude Margaritaville?

A major retail construction timeline and tenant lineup have not been publicly announced as of this update. Will Hardeeville traffic get worse?

Additional residents will create additional traffic, and construction itself can cause temporary delays. At the same time, major transportation projects are underway, including the I-95 widening and Exit 8 reconstruction, Highway 278 intersection improvements and the new signal at Argent Boulevard. Buyers should expect both continued growth and continued infrastructure work rather than assuming traffic problems will disappear immediately.

The Bigger Picture for Hardeeville

If there's one thing I want you to take away from this Hardeeville SC growth update, it's this:

Hardeeville isn't simply adding houses.

It's changing from what many people once considered a pass-through community into a much larger residential and commercial part of the Lowcountry.

Some projects are moving quickly.

Some will take years.

Some plans will change.

And there will absolutely be growing pains along the way.

But if you're thinking about relocating next year—or even three or five years from now—understanding what's being planned today can help you make a much better decision about where you want to live tomorrow.

Don't simply look at the model home.

Look at the roads.

Look at the surrounding land.

Look at the future development.

Look at where you'll shop, where you'll get medical care and how you'll spend an ordinary day.

The house is only one piece of the move. The lifestyle around it is what you're actually going to live.
