New Construction Trends in Bluffton: What Buyers Should Expect in 2026

Bluffton’s new construction market continues to surge as more buyers head to the South Carolina Lowcountry seeking light, space, and lifestyle. Whether you’re relocating, designing your forever home, or investing in something brand new, 2026 brings a fresh wave of design and community trends that are reshaping how people live in Bluffton.

Here’s what you should know if you’re considering buying or building new construction in Bluffton this year. Bluffton’s growth isn't random. It is guided by long-term planning and a focus on protecting the quality of life, overseen by the Town of Bluffton’s Planning & Community Development office.


1️⃣ Lifestyle Drives Design

Builders across Bluffton are leaning into coastal-modern architecture — light wood tones, neutral palettes, and open-concept living with plenty of natural light. Outdoor living spaces are extending the home: screened porches, summer kitchens, and full-width lanais are now standard for many models.

Energy-efficient design and smart-home integrations are also expected in nearly every price point. From low-maintenance materials to solar-ready systems, sustainability is a quiet but growing priority for many Lowcountry buyers.

In 2026, energy efficiency is key, along with smart home packages. Some builders are exceeding the required and opting to go above and beyond with high-efficiency HVAC systems, insulation, and radiant barriers. This brings utility bills down and extends the natural lifespan of HVAC systems.

Smart home packages are also becoming a no-cost option as high-tech and automation continue to expand. Ring doorbells, keyless entry, and Wi-Fi thermostats are becoming the norm instead of an upgrade. 


2️⃣ The Return of “Right-Sized” Living

After several years of buyers wanting “as much space as possible,” we are seeing a return to smart, right-sized floor plans. Home offices and flexible loft spaces remain popular, but so does practical square footage — with a focus on flow, storage, and comfort.

Builders are offering a mix of open floor plans and purpose-built rooms, with the preference split down the middle. Recognizing the divide, builders often have options for both preferences.

The builders are also adapting to their buyers' new needs and expectations by offering multi-generational layouts, first-floor owner suites, third-car or golf-cart garages, and dual primary bedroom options. These new offerings are especially appealing to relocating families and retirees.


3️⃣ Amenities Are the New Luxury

Today’s Bluffton communities are no longer just about square footage — they’re about lifestyle. We always say, community before house. You can build a house in any community, but if it's not the right one, you won't be happy in the long run.

Communities like Riverton Pointe, Hampton Lakes, and Sun City have set the tone for what’s next: resort-style pools, pickleball and tennis courts, dog parks, walking trails, and neighborhood clubs. Buyers want connection — not just a home, but a community.

Buyers are not seeing a need for private pools in most communities. The community amenities tend to meet their needs, so the "pool" allowance is being put towards upgraded landscaping or usable outdoor living space. Exceptions to this rule may be Riverton Pointe and Latitude Margaritaville Hilton Head, where we are still seeing many private pool installations.

Even smaller enclaves are investing in enhanced amenities, and developers are placing greater emphasis on preserving natural views and green spaces. Communities such as Savannah Quarters in Pooler and East Argent in Hardeeville are serving multiple builders, lifestyles, and neighborhood amenities. In these areas, you will find amenities both inside and outside the community, in a conveniently located pocket of the city. This invites participation and interaction beyond individual communities, giving the area a stronger small-town feel.


4️⃣ Builder Insights for 2026

With continued population growth in Bluffton, Hardeeville, Okatie, Beaufort, and even Hilton Head Island in SC, and Richmond Hill and Pooler in Savannah, many national and regional builders are expanding offerings — and timelines are stabilizing after the post-2020 surge.

While supply chains have improved, build times still range from 6–12 months, depending on customization and builder backlog. Working with a local agent who specializes in new construction ensures you know which builders deliver on time, which incentives are available, and how to protect your investment from contract to completion. Most builders cover the buyer agent's representation fee, ensuring the buyer is fully represented throughout the build. Remember, the sales agent at the sales center works for the builder. Your buyer agent works for you.

Builder design trends are also staying on par, and we’re seeing a good mix of custom details that create a true luxury feel. In the Lowcountry, the trend leans toward craftsman trim packages, cove moldings, sleek lines, warm tones (such as Burlap or Quill), mixed metals, and farmhouse sinks — a coastal modern look that blends sand tones, blues, greens, and beige. For exteriors, fiber-cement siding is a standout choice (perfect for this climate), along with architectural roofs with metal accents and extended screened lanais. Irrigation systems and termite stations are also usually included, though not all communities build them into their fees.

We are seeing build quality continue to improve with some national builders, and they now far exceed our expectations of a production build.
